Plumbing for a city built on a river bend.
Chattanooga sits where the Tennessee River folds back on itself below Lookout Mountain, on red clay over limestone, with ridges on every side. That geography, and a lot of handsome old houses, decides what goes wrong with the plumbing here.
Century-old pipe
St. Elmo, Highland Park and North Chattanooga are full of houses with cast iron stacks, galvanized supply lines and clay laterals that have outlived their makers.
Ridges and valleys
Pressure runs high at the bottom of a hill and drains have to find their slope. Some homes sit below the sewer and rely on a pump to get wastewater uphill.
Septic beyond the sewer
Outside the sewered areas, on Signal Mountain and out toward the county lines, homes run on septic tanks and wells with their own rules and their own problems.
Hard freezes
Most winters are mild, which is why a night in the single digits does so much damage here. Crawl spaces and outside walls were not built for it.

Where is the main water shut-off in a Chattanooga house?
Most Chattanooga homes have two shut-offs: a valve inside, where the water line enters the house, and the meter box near the street. The inside valve is usually in the crawl space or basement on the wall facing the street, or beside the water heater in a house built on a slab.
What kinds of pipes do older Chattanooga houses have?
Houses built before about 1960 in neighborhoods such as St. Elmo, Highland Park, North Chattanooga and Missionary Ridge commonly have galvanized steel water lines, cast iron drain stacks and a clay sewer pipe running to the street. Homes from the 1960s and 1970s usually have copper water lines with cast iron or early plastic drains.
What is a sewer camera inspection, and when do I need one?
A sewer camera inspection sends a waterproof video camera on a flexible cable through your drain line, so you and the plumber can see the inside of the pipe. You need one when a main line clogs more than once, when several drains are slow together, before buying an older home, and before paying for any sewer repair.
How do I know whether my home is on septic or city sewer?
Check your water bill: if it includes a sewer charge, you are on public sewer; if it shows water only, or you have a well, you are almost certainly on septic. Inside the City of Chattanooga most homes are on sewer, while many homes on Signal Mountain, in the north and east of Hamilton County and in the surrounding counties are on septic.
How long does a water heater last?
A tank water heater usually lasts 8 to 12 years. Past that age the risk of the tank rusting through rises quickly, so a heater in its teens is living on borrowed time even if it still makes hot water.
